Many residents in the 27 apartments of this building had issues with the automation system not working properly. Lack of intuitiveness in the controls was also a point frequently raised, and some apartments had requested upgrades of the A/V system. Finally, the rack and all components needed to be checked, tidied up and properly labelled.

We removed the malfunctioning automation system and equipped the apartments with a Crestron system, integrating it with the existing Building Management System (BMS). Thanks to our bespoke design, we were able to offer an easier way to control each apartment and more flexibility in how to access the settings (e.g. an iPad with docking station and Crestron app was provided to each apartment as an additional mobile control). Training for both the residents and the concierge team on how to operate the new systems was also included. Since there were problems with the Lutron lighting, we checked the system for programming errors, updated it to the latest firmware and calibrated the dimmers to avoid the flickering of the LED lights. To ensure optimal performance, we checked, tested and certified all wires. We also improved the ventilation in the rack and labelled each piece of equipment. For the penthouse, we additionally enhanced the entertainment system by installing better TVs with mounts (in-ceiling and lift), an audio and video distribution system, a music server and in-ceiling loudspeakers.

- Lighting controls: overview screen to manage all the lights of the apartment or room by room panel with granular control of the brightness for each group of lights, personalized scenes and the ability to turn all the lights on or off.
- Shades controls: ability to open or close the curtains and/or shades of each room.
- Climate controls: overview screen or room by room panel to see current temperature of each room, change the setpoint, check and change the status of underfloor heating and air conditioning. A thermostat controlled; low noise ventilation system was installed.
- Integration of heating, cooling and hot water with the existing BMS. The hot water in each apartment can be toggled on or off from the touchscreen.
- Installation of either a 10’’ Crestron touchscreen or an iPad with Crestron App at the main entrance to control the system and setup of smart phone access for some apartments. For the penthouse, three Crestron table dock stations for iPad Air were provided.
- Ability to control the music and video distribution system via Crestron, with upgrade plans upon request.
- O&M and training for residents and concierge staff.
